Light make-ready
For a property that needs basic cleanup and curb appeal.
- Limited light trash removal
- Basic turnover cleaning
- Lawn mowing or yard tidy
- Targeted pressure washing
One property or a portfolio. Choose a turnover package, book an assessment, and receive a written scope before you authorize any work. No one-size-fits-all repair bill.
Homeowners, landlords, real estate investors, property managers, apartment teams, and short-term rental hosts can all request these packages.
For a property that needs basic cleanup and curb appeal.
For a property that needs more than cleaning, but not a major renovation.
For coordinated repairs and final rental-readiness work.
What “starting at” means: The final scope and price depend on size, condition, access, quantities, and service needs. These packages do not include unlimited labor, hauling, major renovations, or specialty trade work. Materials, disposal fees, permits, and subcontracted services may be quoted separately. Work subject to applicable licensing requirements.
These are planning prices, not firm online quotes. The final price is confirmed after a property assessment and sent as a written estimate for approval.

Published prices are proposed starting rates and subject to job minimums, difficulty, size, travel requirements, and a written scope. Material and other pass-through costs are extra when specified. No separate $65 trip charge is added to the same $50 initial assessment. Trade services are performed only as permitted by applicable licensing and contractor requirements.
You don't have to be a large property management company to qualify. We also offer preferred rates for recurring monthly customers with just one or two properties.
Program terms: Discounts apply only to qualifying labor and services, excluding materials, disposal fees, subcontracted specialty work, and the initial assessment fee. Discounts cannot be combined. Recurring discounts require an agreed service arrangement; higher-volume recurring rates are negotiated case by case. Eligibility and exact savings are confirmed in the written estimate—not automatically at online checkout.
